Scope and Limitation

Inspection Scope

This inspection was conducted as a limited visual evaluation of existing site conditions related to the artificial grass installation area identified by the homeowner. The purpose of the inspection was to observe visible surface conditions, identify apparent issues affecting drainage or soil performance, and provide a professional assessment based on observable factors at the time of the site visit.

The inspection was non-invasive in nature. No excavation, destructive testing, subsurface exploration, or removal of permanent improvements was performed unless otherwise noted. Observations were limited to conditions that were reasonably accessible and visible without the use of specialized testing equipment.

This inspection did not include engineering analysis, geotechnical testing, soil compaction testing, plumbing pressure testing, leak detection, structural evaluation, or verification of underground utilities or drainage systems beyond what could be visually observed. No verification of permits, construction documents, contracts, or installation records was performed as part of this inspection.

Findings and observations are based on site conditions as they existed on the date of inspection and may be influenced by recent weather, site use, or changes made before or after the inspection. Conditions not visible at the time of inspection, including concealed, buried, or future conditions, are outside the scope of this evaluation.

This report is intended to provide general informational guidance and professional observations to assist the homeowner in understanding current site conditions. Inspection Limitation

This inspection is subject to certain limitations inherent to a visual, non-invasive site evaluation. Observations and conclusions presented in this report are based solely on conditions that were visible, accessible, and apparent at the time of inspection. Conditions that were concealed, obstructed, buried, or otherwise not observable are outside the scope of this evaluation.

Site conditions may change over time due to factors such as weather, soil movement, irrigation patterns, usage, or subsequent construction activity. As a result, the observations and assessments contained in this report represent conditions as they existed on the inspection date only and may not reflect past or future conditions.

This inspection did not include subsurface investigation, soil or compaction testing, geotechnical analysis, drainage flow testing, plumbing pressure testing, leak detection, structural evaluation, or verification of underground utilities. No destructive testing or removal of installed materials was performed unless explicitly noted.

Information provided by the homeowner or other parties was accepted as stated and was not independently verified. No review or validation of construction documents, permits, contracts, engineering plans, warranties, or installation records was conducted as part of this inspection.

Assessment

Site Observations

Based on the site visit, visual inspection, and conditions observed at the time of inspection, the following conditions were documented:

  • At the time of inspection, the artificial turf had been intentionally lifted in multiple areas to expose the underlying base material.
    • According to the homeowner, the turf was lifted prior to our arrival by the artificial grass installer for inspection purposes.
  • Lifted areas were primarily located on the right side of the backyard, running parallel to the perimeter block wall.
    • The affected zone extends approximately 10 to 15 feet in width, measured from the block wall inward toward the house.
    • The length of the exposed area follows the side yard alignment from the rear portion of the property toward the front.
  • A separate area of exposed base material was observed in the back-left corner of the property, near the pool equipment.
    • This area exhibits a broad depression approximately 3 feet wide extending away from the wall.
  • In multiple exposed areas, the subgrade/base material consists primarily of coarse aggregate with limited visible fines.
    • The base appears loosely compacted in several locations.
    • Surface texture and displacement patterns suggest post-installation movement or settlement of the base material.
  • A linear indentation/depression was observed running parallel to the block wall on the right side of the property.
    • The depression is continuous rather than isolated.
    • Visual staining and surface patterns indicate this path has served as a flow channel for surface water during recent rain events.
  • On the right side of the house, a test excavation approximately 2 feet deep was observed.
    • According to the homeowner, this excavation was performed by the pool contractor to verify whether a pool leak was present.
    • At the time of inspection, the soil within the excavation was damp, consistent with recent rainfall.
    • No standing water, active seepage, or visible plumbing leaks were observed.
  • Drainage conditions observed:
    • On the right side of the house, no subsurface drainage components were observed.
    • On the left side of the house, two drain components were identified.
      • One drain appears to connect to a drain located within the decorative rock area.
      • No visible continuation or discharge point toward the street or approved outlet was observed.
      • The drainage system appears incomplete or non-terminating based on visible components.
  • Turf fastening:
    • Along the perimeter of the artificial grass, nails were observed at frequent intervals, approximately every 4 inches.
    • In some interior areas, fastening appears less consistent, with limited or no visible anchoring.
  • Infill observations:
    • Infill levels appear visually light in certain turf areas.
    • This condition was noted but does not appear visually correlated to the settlement areas observed at the time of inspection.
  • A weed barrier fabric was observed beneath the base material.
    • According to the homeowner, the weed barrier was installed underneath due to the presence of a dog on the property.
  • Decorative rock borders adjacent to the turf were generally intact; however, localized disturbance was observed near exposed drain components and lifted turf sections.
  • At the time of inspection, no active pooling of water was present within the exposed areas.
    • Moisture conditions observed are consistent with recent rainfall.

Not Observed

Based on conditions visible at the time of inspection, the following conditions were not observed:

  • No active water discharge was observed originating from the pool, spa, or associated pool plumbing components.
  • No standing water was observed beneath the turf base or within the exposed areas at the time of inspection.
  • No pressurized water flow or forced water movement was observed within any excavated or exposed areas.
  • No ongoing or recurring seepage was observed that could not be attributed to recent rainfall conditions.
  • No saturated or muddy soil conditions were observed beneath the base material.
  • No organic material, debris, or foreign matter was observed within the base layer in the exposed areas.
  • No completed or fully functional subsurface drainage system was observed on the right side of the house.
  • No active water flow was observed within the visible drain components at the time of inspection.
  • No clearly identifiable and functional discharge outlet was observed directing drainage water to the street or an approved outlet.
  • No turf material failure, including delamination, tearing, or degradation of the turf backing, was observed.
  • No edge separation or seam failure was observed in the installed turf material.
  • No widespread fastener failure was observed along the turf perimeter.
  • No movement, cracking, or displacement of the adjacent block wall was observed in the areas inspected.
  • No structural damage to the pool shell was observed.
  • No evidence of underground utility failure was observed in the affected areas.
  • No active irrigation leakage was observed within or adjacent to the areas of concern.
  • No intentional grading directing water toward the house was observed.
  • Light grading was observed sloping from the rear of the property toward the front, in the general direction of the house and continuing toward the street, on both sides of the property.

Summary Assessment

Based on the conditions observed at the time of inspection, the areas of settlement and surface irregularity appear to be associated with localized subgrade movement and water migration within previously disturbed soil, rather than a failure of the artificial grass material itself.

Multiple depressions were observed in areas where the underlying soil had reportedly been excavated and later backfilled during the swimming pool installation. The exposed base material in these areas consists primarily of coarse aggregate with limited fines and appears loosely consolidated, which can increase susceptibility to movement when subjected to moisture infiltration.

Linear depressions and surface staining observed along the right side of the property indicate that surface water has followed defined paths during recent rainfall, contributing to consolidation or displacement of the underlying base material. Similar conditions were observed near the rear-left corner of the property, close to the pool equipment, further indicating that settlement is not isolated to a single point but is occurring within multiple previously disturbed zones.

At the time of inspection, no active pool leaks, plumbing failures, or pressurized water sources were observed. Soil conditions within test excavations were damp but consistent with recent rainfall, and no ongoing seepage independent of weather conditions was identified. These observations suggest that moisture affecting the base material is related to surface water exposure and soil conditions, rather than a continuous water source.

Drainage conditions appear limited or incomplete. No subsurface drainage was observed on the right side of the property, and visible drainage components on the left side do not appear to terminate at a clearly identifiable or functional discharge point. In the absence of a completed drainage system, surface water may remain in contact with disturbed or loosely compacted areas for extended periods during rain events.

Overall, the observed conditions are consistent with post-construction settlement within backfilled areas, influenced by moisture exposure and incomplete drainage, rather than defects in the turf product or evidence of structural or plumbing failure.

Corrective Options and Next Steps

Corrective Options

The following corrective options are presented for consideration based on the conditions observed at the time of inspection. Selection and implementation of any option should be evaluated by the homeowner in coordination with appropriately licensed contractors or professionals.

  • Subgrade Rework and Recompaction
    Lift the affected sections of artificial turf and remove loose or displaced base material. Re-establish the subgrade using properly graded aggregate installed in controlled lifts and mechanically compacted to achieve a stable, uniform base prior to reinstalling the turf.
  • Localized Base Stabilization
    In areas where settlement has occurred within previously disturbed soil, consider replacing or supplementing the existing base material with a well-graded aggregate containing sufficient fines to improve interlock and resistance to movement when exposed to moisture.
  • Drainage Improvements
    Evaluate the feasibility of installing a complete subsurface drainage system in affected areas, particularly along the right side of the property where no drainage was observed. Any drainage system should include a clearly defined discharge point to an approved outlet to prevent water from remaining in contact with the base during rain events.
  • Completion or Correction of Existing Drain Components
    On the left side of the property, existing drain components may be evaluated for completion, reconfiguration, or extension to ensure proper continuity and effective discharge.
  • Surface Water Management
    Adjust surface grading, where feasible, to reduce the concentration of runoff within previously disturbed zones and to encourage consistent surface water movement toward appropriate drainage paths during rain events.
  • Turf Reinstallation and Anchoring
    Following base correction, reinstall the artificial turf with consistent interior fastening and proper edge anchoring to maintain surface stability and minimize movement over areas subject to settlement.
  • Infill Adjustment
    After turf reinstallation, review and adjust infill levels as needed to restore uniform surface support and appearance, recognizing that infill adjustment alone does not address underlying settlement conditions.
  • Further Evaluation if Conditions Persist
    If settlement or moisture-related issues continue after corrective work, additional evaluation by a geotechnical professional or drainage specialist may be warranted to assess subsurface conditions beyond the scope of this inspection.

Next Steps
