
This proposal is for a complete backyard landscape transformation for Bill and Toni Crist at 19265 Kanbridge Street in Apple Valley. The project includes three separate artificial turf areas and one stabilized decomposed-granite area, using the existing curved concrete pathways and borders as the primary divisions between materials.
The designated artificial turf sections measure approximately 612 square feet, 976 square feet, and 1,212 square feet, for a combined estimated turf area of approximately 2,800 square feet. A separate area measuring approximately 430 square feet will be finished with stabilized California Gold decomposed granite. The total landscaped surface is approximately 3,230 square feet.
The existing areas are mostly flat, clean, and currently consist primarily of bare soil. Kreative Gardens will excavate the designated turf and DG sections to approximately 3 inches, establish the required finished elevations, remove the excavated material from the property, and dispose of job-generated debris.
Access for compact equipment and material movement will be through the west side of the house. The existing concrete walkways and borders will remain in place and will serve as stable, clearly defined boundaries for most of the installation.
A new compacted Class II road-base foundation will be installed throughout the artificial turf areas. The base will be distributed, graded, moistened as necessary, and mechanically compacted to create a stable and uniform foundation while maintaining practical transitions to the existing concrete.
No significant drainage problems were observed during the site survey. The finished surfaces will follow the existing practical drainage pattern and will be graded to avoid creating unnecessary low areas. This proposal does not include a new underground drainage system.
Approximately 20 sprinkler heads were visible during the site survey, although additional concealed or less-visible irrigation components may be encountered during preparation. Sprinkler heads located within the new artificial turf and DG areas will be identified and capped below the finished grade as part of the installation.
The selected turf model is Maya 80, a premium residential landscape turf with a soft, full appearance and realistic four-tone color blend. Maya 80 features an approximately 1.57-inch pile height, 53-ounce face weight, approximately 80-ounce total weight, polyurethane finish, highly permeable backing, and a 16-year manufacturer warranty.
The turf will be laid out to maintain a consistent fiber direction within each landscaped section. Pieces will be professionally positioned, trimmed to the existing concrete boundaries, joined where required, securely fastened, filled, and mechanically brushed for a finished appearance. Because the areas contain curved and irregular boundaries, the quantity of turf purchased will exceed the net 2,800-square-foot coverage to account for manufactured roll widths, grain direction, seams, curves, and installation waste.
Bill and Toni have two small-breed dogs, including one senior dog approximately 14 years old. The turf installation will use CamoFill performance infill instead of ordinary untreated silica sand. CamoFill adds ballast, supports the turf fibers, assists blade recovery, and provides antimicrobial protection intended to help inhibit odor-causing bacteria, mold, and mildew.
CamoFill is appropriate for a pet-accessible residential landscape, but it does not eliminate the need for prompt solid-waste removal, periodic rinsing, and routine maintenance. No turf or infill system can guarantee complete or permanent elimination of pet odors.

The approximately 430-square-foot designated DG area will be prepared and finished with stabilized California Gold decomposed granite at approximately 2.5 inches compacted depth. Installation includes final grading, weed-barrier fabric using suitable available material from the project, placement of the DG and stabilizer, mechanical compaction, and cleanup.
The quoted DG price is specifically based on California Gold being installed concurrently with the artificial turf project. Other colors, aggregates, or specialty materials may have different material and delivery costs and will require updated pricing before ordering.
Historical aerial imagery indicates that trees may previously have been located within the approximately 1,212-square-foot turf section. No trees or visible root systems were present during the site survey; however, buried roots, stump remnants, or organic material may be encountered during excavation.
Minor roots encountered during normal preparation are included. If extensive root systems, buried stumps, large concealed obstructions, or conditions requiring substantial additional labor or equipment are discovered, Kreative Gardens will stop in the affected area, discuss the condition with Bill and Toni, and obtain approval before performing additional work.
Bill and Toni indicated that trees may be planted within the artificial turf areas in the future. Future tree installation will require the turf to be carefully opened, trimmed, and resecured around an appropriately sized planting well. Composite bender board or another perimeter restraint may also be required to maintain a clean and secure edge.
Any future turf modification for trees is not included in this proposal and should be separately evaluated and professionally completed. Planning the likely tree locations before installation is recommended if Bill and Toni want dedicated planting islands incorporated into the original layout.
The standard finance or credit-card price for the complete artificial turf and stabilized DG project is $17,750. A discounted $16,750 cash price is available.
If Bill and Toni elect to omit the approximately 430-square-foot DG section before materials are ordered, the revised project price will be $17,500 standard or $16,500 cash. The $250 adjustment applies only when the DG is omitted from this combined project. Installing that area separately at a later date would require a new estimate and would cost significantly more because of separate material delivery, mobilization, weed barrier, labor, and contractor overhead.
If budget constraints make the complete project difficult, Kreative Gardens can evaluate a revised combination of artificial turf, DG, or phased sections. Any alternative layout will require updated quantities and pricing.
Under normal access, weather, soil, and material conditions, the complete project is expected to require approximately three working days.

Mechanic's Lien Warning
Under California law, any contractor, subcontractor, laborer, supplier, or other person who helps improve your property but is not paid may record what is called a mechanic's lien on your property. A mechanic’s lien is a claim made against your property and may affect your ability to sell or refinance. This could happen even if you have paid your contractor in full.To protect yourself, you should request a Lien Release from all contractors and subcontractors after work is completed.
Change Orders
Any additions or modifications to the scope of work must be documented in a written change order, signed by both parties before additional work is performed. Change orders may result in additional charges and could impact the project timeline.
Right to Cancel
You may cancel this agreement within three (3) business days of signing without penalty, as required by California state law. After this period, cancellations may be subject to forfeiture of any paid deposit, restocking fees, and/or costs incurred by the contractor up to the date of cancellation.
Payments
A deposit is due upon approval of the quote. Balance is due upon project completion unless otherwise agreed in writing. Accepted payment methods include cash, check, Zelle, or debit/credit (fees may apply). Failure to remit final payment may result in collections or lien proceedings.
Project Delays or Access Restrictions
The client is responsible for ensuring access to the work area. Unforeseen delays due to weather, access, hidden utilities, or client-caused schedule changes may result in rescheduling and additional costs.
This quote is valid for 15 calendar days. After that, pricing may need to be adjusted to reflect current material or labor costs. We recommend confirming your project promptly to lock in this rate.
Governing Law
This agreement shall be governed by and interpreted in accordance with the laws of the State of California. Any disputes shall be resolved in San Bernardino County, California.
