
This proposal is for the professional conversion of Jeffrey Benmoin’s front yard at 7264 Pioneer Place, Rancho Cucamonga, CA from existing natural grass to approximately 960 square feet of Maya 80 artificial turf. The scope includes the two main front-yard lawn sections and the smaller parkway/sidewalk turf areas shown in the project measurements.
Jeffrey has stopped watering the existing lawn so it can dry before installation. Kreative Gardens will remove the existing grass and organic surface material within the approved turf footprint, excavate as needed to establish proper finished elevations, grade the areas, install and mechanically compact the aggregate base, complete the final surface preparation, install the artificial grass, seam where required, fasten the perimeter, apply infill, power brush, and perform final cleanup.
Existing concrete and curbing will be used as the finished turf boundary wherever they provide a suitable hard edge. Along the north property-side boundary, where Jeffrey’s yard transitions to the neighboring property and no suitable curb or concrete edge exists, Kreative Gardens will install pressure-treated 2" × 4" lumber to create a secure, defined turf edge.
Pressure-treated 2" × 4" lumber will also be installed where needed around the smaller parkway/sidewalk areas, including the north-side small section and the south-side parkway area where no existing curbing provides an adequate attachment boundary. Final board placement will follow the actual visible property-side transitions and existing hardscape in the field.
During the site survey, Karla specifically inspected the former tree location on the south side of the proposed turf area. At the time of inspection, there was only a visible depression or hole where the tree had been removed; no stump, protruding roots, or other obvious obstruction was visible at the surface.
Historical 2022 Street View imagery shows that a mature tree previously occupied this location. Based on the current visual inspection, no special stump or major root-removal work is anticipated. Normal minor roots encountered during ordinary excavation and preparation are included. However, subsurface conditions cannot be fully confirmed until excavation begins, and buried stump remnants, extensive roots, large woody material, or other concealed obstructions may still be present. If a significant concealed condition is discovered that requires substantial additional excavation, labor, disposal, or equipment, Jeffrey will be informed before additional work proceeds, and any change in scope or price will require his approval.
Historical imagery also shows a former tree on the north side of the property. That former tree location is behind the existing small retaining wall and outside the approved artificial-turf project area. No artificial grass or landscaping work is included in that retained area as part of this proposal.
The existing irrigation valve that supplies the front-yard lawn zone will be closed/shut off as part of the project. This proposal does not include installation of a new irrigation system or extensive rerouting or repair of irrigation components outside the approved turf scope.
The selected grass is Maya 80, a premium residential landscape turf with an approximately 1.57-inch pile height, 53-ounce face weight, approximately 80-ounce total weight, polyurethane finish, highly permeable backing, and a 16-year manufacturer warranty. Its four-tone appearance is designed to provide a natural-looking, full residential lawn finish.
The turf will be laid out with consistent fiber direction within each section, professionally trimmed around the existing concrete, curbing, retaining-wall limits, sidewalk, driveway, and new treated-wood boundaries, joined where required, securely fastened, infilled, and mechanically brushed.
The standard finance or credit-card price for the complete approximately 960-square-foot project is $8,000. A discounted $7,000 cash price is available. Financing is available for qualified customers.
Under normal access, weather, soil, root, material, and concealed-site conditions, the project is expected to be completed in approximately one working day.

Mechanic's Lien Warning
Under California law, any contractor, subcontractor, laborer, supplier, or other person who helps improve your property but is not paid may record what is called a mechanic's lien on your property. A mechanic’s lien is a claim made against your property and may affect your ability to sell or refinance. This could happen even if you have paid your contractor in full.To protect yourself, you should request a Lien Release from all contractors and subcontractors after work is completed.
Change Orders
Any additions or modifications to the scope of work must be documented in a written change order, signed by both parties before additional work is performed. Change orders may result in additional charges and could impact the project timeline.
Right to Cancel
You may cancel this agreement within three (3) business days of signing without penalty, as required by California state law. After this period, cancellations may be subject to forfeiture of any paid deposit, restocking fees, and/or costs incurred by the contractor up to the date of cancellation.
Payments
A deposit is due upon approval of the quote. Balance is due upon project completion unless otherwise agreed in writing. Accepted payment methods include cash, check, Zelle, or debit/credit (fees may apply). Failure to remit final payment may result in collections or lien proceedings.
Project Delays or Access Restrictions
The client is responsible for ensuring access to the work area. Unforeseen delays due to weather, access, hidden utilities, or client-caused schedule changes may result in rescheduling and additional costs.
This quote is valid for 15 calendar days. After that, pricing may need to be adjusted to reflect current material or labor costs. We recommend confirming your project promptly to lock in this rate.
Governing Law
This agreement shall be governed by and interpreted in accordance with the laws of the State of California. Any disputes shall be resolved in San Bernardino County, California.
